Get contacts at the companies, find out what their needs are and arrange your house for sale so it matches, the best possible, what new employees are looking for.

The Yard Sign

The YARD sign isn't just a formality to announce your intentions to sell. Many times it is the first point of contact with the buyer. You SHOULD add information on your yard sign that causes the buyer to WANT to interact.

Interaction with a yard sign? Well, if you have a toll free number on the yard sign that the lookie loo can call...right then...right there...and get a recorded message about your house and why they should consider it will get them involved.

If you have the web address to a video on the house, many buyers can pull it up right there on their Blackberry and actually watch the video.

Most yard signs only announce the house "For Sale". Most yard signs miss a great opportunity to engage the buyer in an interactive relationship.

How are we doing?




FSBO's are selling a lot of their own houses these days. The ones who find a reasonable price are the ones selling, the higher priced FSBO properties are sitting on the market for six months to a year just like their broker listed sisters.

Get the price right and sell. Get it wrong and you won't.

A lot of brokers give away their comparative market analyses and, as a wise Greek once said..."you get what you pay for".

Other realtors such as http://www.liveatthebeach.net charge a whopping $50 for theirs but they but a lot more energy and analysis into the program. They do a lot more than just open the MLS online and select a few comparables and email them to the sellers. Live At The Beach does research outside of the MLS for a better rounded approach. FSBO's need to advertise their properties well in order to attract buyers. You want to save both sides of the commission....right? Then advertise! You need a website just for your property. There are a lot of internet FSBO companies that have their own websites who offer to list your property on their site.

Usually, there isn't enough web space to properly describe your listing. The number of FSBO's compared to the total properties for sale has increased according to a variety of knowledgeable opinions found on the internet.

The usual percentage of FSBO's to realtor listings is less than 15%. Today, it appears the numbers of FSBO's are reaching 50% to 55% of the total residential properties currently on the market. That depends on the location, of course.

FSBO's will have their properties on the market for a Loooong time if they don't have them priced right. Get a free CMA from a real estate agent (who will want your listing). Go to open houses in your area. Check out the classified ads in your area and look at some of the houses listed there. Get the price right to begin with...

FSBOs $299 MLS Listing

FSBO WIZ is now offering a six month listing on the MLS for just $299!

Real estate agents haven't been very helpful to FSBO's in the past and now FSBO WIZ changes all that. Placed through Coral Shores Realty, Inc. of Ft. Lauderdale, the $299 listing saves the "for sale by owner" about 95% of the listing commission. The seller has to still sell their own home,however. They have to handle the entire transaction from showing their property, inspections, repairs and closing.

For those who need to save that listing commission this is the answer. Be aware, however, the seller is still obligated to a commission to a buyer's agent who brings a willing and capable buyer. Usually, buyers's agents work for 2.5% to 3.5% but that figure is set by the seller at the time of signing the listing agreement.

FSBO's need to price their property correctly at the beginning. It is a bad idea to set a price that is high thinking they can simply lower the price later if they want to. The problem is that buyers know when prices drop. When they see this, they hold out for another month or two hoping the price will come down even further.

FSBO WIZ offers a Comparative Market Analysis for $50....yes, the same CMA that other agents give away for free....or is it?

We've all heard that something that's free is worth what they paid for it. FSBO WIZ actually spends time on the CMA. We do a meticulous sale history in the neighborhood from the MLS. Then, we interview at least 3 neighbors to find out what they know. If there were other Sales by Owners, we research those sales as well in order to come up with the appropriate price for our client. For $50 you get virtually the same thing as the professional appraisers give you. They do the comparisons in the MLS but they don't research the FSBO sales. They don't interview neighbors to get their imput. Our CMA is good....and cheap.

How about a website for your property. It will include, photos, description, sales pitch, directions and an aerial photograph of the area. You can advertise the website address in your classifieds and multiply the value of that little classified ad.
